Termite Control & Treatment Sydney
Termites work silently and can wreck the frame of a home before anyone notices. We find them with thermal imaging, treat them with proven barriers and baiting, and protect your biggest asset across Sydney's South West.
Termites are the one pest that can genuinely threaten the value of your home. They feed on the timber inside walls, floors and roof framing, often for years, with no obvious sign on the surface. By the time you spot a problem, the repair bill can run into tens of thousands of dollars.
Bob Pest Control protects homes and businesses against termites right across Bankstown, Liverpool, Fairfield and the wider South West. We carry out detailed inspections, identify active termites, and put the right protection in place, whether that is a chemical barrier, a baiting system, or both. Every job is done in line with Australian Standard AS 3660.
Why Termites Are Sydney's Biggest Property Risk
Western Sydney's clay soils, established gardens and older timber homes create conditions termites love. The numbers tell the story.
Australian homes will be affected by termites at some point
Standard home insurance typically pays for termite damage
Termites can feed undetected before any visible sign appears
The maximum gap between inspections recommended by AS 3660
Found active termites? Do not disturb them. It is tempting to spray or break open the mud, but this scatters the colony and makes treatment harder. Leave them be, then call us so we can treat the colony at its source.
Signs of Termites in Your Home
Most termite damage is hidden, but these signs can give them away. If you notice any of them, book an inspection before you do anything else.
Mud tubes
Pencil-width mud trails running up walls, piers or foundations.
Hollow timber
Skirting or door frames that sound papery or hollow when tapped.
Sticking doors
Doors and windows that suddenly jam as timber distorts.
Blistered paint
Bubbling or rippled paint where termites are working just beneath.
Discarded wings
Small piles of shed wings near windows after a swarm.
Sagging floors
Soft or uneven floors where structural timber has been eaten.
Our Termite Treatment Process
A careful, standards-based approach that finds the problem, treats the colony, and keeps your home protected long term.
Detailed Inspection
We check the whole property using thermal imaging and moisture meters to find active and past activity.
Identify & Report
We confirm the species and extent, then give you a clear written report and treatment options.
Treat the Colony
We install a chemical barrier, a baiting system, or both, chosen to suit your home and the situation.
Monitor & Protect
We schedule ongoing inspections so the protection holds and any new activity is caught early.
Termite Barriers vs Baiting Systems
There is no single right answer. The best option depends on your home's construction, the soil, and where the termites are active. After an inspection, Bob will explain which suits you and why.
Chemical Barriers
A treated zone of termiticide in the soil around and under your home. Termites cannot detect the modern non-repellent products, so they pass through and carry the active back to the colony.
- Fast, reliable protection around the structure
- Long-lasting, with cover for up to 8 years depending on the product
- Best where trenching and drilling access is straightforward
Baiting Systems
In-ground stations placed around the property. Termites feed on the bait and share it through the colony, which leads to full colony elimination over time.
- Eliminates the whole colony, not just the ones near the house
- Far less invasive, with no trenching needed
- Ideal where a barrier is impractical, plus ongoing monitoring
Pre-Construction Termite Protection
The best time to protect a home is before it is built. During construction, termite management can be designed into the slab and foundations using physical and chemical barriers, giving the finished home a strong first line of defence from day one.
If you are building new or doing a major renovation, talk to us early. Putting protection in at the construction stage is far cheaper and more effective than retrofitting it later, and it is a requirement for new homes under the building code.
AS 3660 Compliance
Australian Standard AS 3660 sets out how termite management should be carried out. We work to it on every job.
- AS 3660.1 covers protection for new building work
- AS 3660.2 covers existing buildings and ongoing management
- Inspections carried out to the standard's methods
- Treatments documented so your protection is on record
