Pre-Purchase Pest Inspection Sydney

A home is the biggest purchase most people ever make. A pre-purchase pest inspection tells you whether termites or timber pests are hiding in it, before you sign, not after. We inspect across Sydney and report fast.

Why It Matters

Why a Pre-Purchase Inspection Matters

Termite damage is one of the most expensive problems a home can hide, and the worst part is that it is often invisible from the surface. A property can look immaculate at an open home while termites quietly work through the timber behind freshly painted walls. By the time the damage shows, the repair bill can run into tens of thousands of dollars.

A pre-purchase pest inspection is your chance to find out the truth before you commit. For the cost of a single inspection, you learn whether the home has active termites, past damage, or conditions that make a future problem likely. That knowledge changes everything: you might walk away, you might negotiate the price down, or you might buy with confidence knowing exactly what you are getting.

Termites cause more damage to Australian homes than fire, storm and flood combined, and standard home insurance does not cover them. That makes the inspection one of the smartest and cheapest steps in the whole buying process. Skipping it to save a few hundred dollars is a gamble that simply is not worth taking.

Timing matters too. The best moment to arrange an inspection is early, while you still have room to act on what it finds, such as during a cooling-off period or before an auction or an unconditional purchase. Leaving it too late can mean discovering a problem when your options have already narrowed. We understand these deadlines are often tight, so we do our best to fit in around them and turn the report around quickly.

The Thorough Option

Combined Building & Pest Inspections

A pest inspection looks at termites and timber pests. A building inspection looks at structural and building defects such as cracking, dampness, roofing and drainage. Most buyers want both, and doing them together in a single visit is more convenient and usually better value than booking them separately.

A combined report gives you the complete picture of a property's condition in one document, so you are not left wondering whether a problem is a pest issue, a building issue, or both. It is the option we recommend for most purchases.

The Standard

Inspected to AS 4349.3

Our timber pest inspections are carried out in line with Australian Standard AS 4349.3, the recognised standard for pest inspections of residential property. Working to the standard means a consistent, methodical inspection and a report that other professionals, including conveyancers and lenders, understand.

It is important to be clear about what this kind of inspection is and is not. It is a visual inspection of the areas that can be safely and reasonably accessed on the day, such as the interior, roof void, subfloor, exterior and yard. It is not destructive, so we do not cut into walls or lift fixed floor coverings, which means activity in fully concealed spaces cannot always be seen. Where access is restricted, by stored goods, insulation, locked areas or safety hazards, the report says so plainly, so you know exactly what was and was not checked.

If the inspection does turn up active termites, that is not necessarily a reason to panic or walk away, but it is a reason to get proper advice. You can read more about how termites are dealt with on our termite control page.

A Real Conversation

We are happy to talk you through the findings, not just send a file and disappear.

The Report

What the Report Covers

You receive a clear, written report you can use to make your decision and share with your advisers. It sets out what was inspected and what was found, with photos of anything significant, in language you do not need a trade background to understand.

  • Areas inspected and any access limitations
  • Evidence of live termite activity
  • Past or existing timber pest damage
  • Borers and timber decay where found
  • Conditions that increase termite risk
  • Moisture readings in problem areas
  • Photos of significant findings
  • Clear recommendations and next steps
A quick note: The report gives you the facts about the property's pest situation so you can make an informed choice. It is not legal or financial advice, so use it alongside your conveyancer or solicitor and your own judgement when deciding how to proceed with a purchase.

Inspect Before You Sign

Do not buy a termite problem by accident. Book a pre-purchase pest inspection and buy with your eyes open.
