End of Lease Pest Control Explained
In New South Wales, many residential tenancy agreements require tenants to arrange professional pest control at the end of their lease — particularly when pets were kept on the premises during the tenancy. The requirement is most commonly for a flea treatment, although a general pest treatment covering cockroaches, ants, spiders, and silverfish may also be required depending on your specific lease conditions.
Failing to provide the required pest control certificate at the end of your tenancy gives the landlord or property manager grounds to deduct the cost of pest control from your bond — typically at a premium rate arranged through their own contractor. Our service provides the same quality treatment at a fraction of what agents typically charge, with the certificate you need issued the same day.
Bob Pest Control has extensive experience working with tenants, landlords, and property managers across Bankstown, Liverpool, Fairfield, and all Sydney South West suburbs. Our certificates are accepted by every major real estate agency and property management company in the area — no pushback, no issues.

What Your Lease Clause Means
"Professional pest control to be carried out upon vacating" — requires a general pest treatment certificate covering common household pests.
"Flea treatment required if pets kept on premises" — requires a dedicated flea treatment of all carpeted areas and soft furnishings. Most leases include this clause automatically if pets were approved.
"Property to be returned in same condition as commencement" — if an entry condition report noted a pest-free property, you may be required to provide a certificate to demonstrate this has been maintained.

Don't Get Caught Out at Final Inspection
Book your end of lease pest control before your final inspection — not after. Real estate agents are entitled to arrange their own pest control and deduct the cost from your bond if no certificate is provided. Our pricing is far more competitive than agent-arranged services, and the certificate is ready the same day you need it.

Agent-compliant, same dayFast, Hassle-Free End of Lease Service
We make it as simple as possible — book, prepare, treat, receive your certificate. Done.
Book Online or Call
Tell us your property size, whether pets were kept, and your move-out date. We provide an upfront flat-rate quote and book you in — same day if needed.
Prepare the Property
Vacuum all carpets before our arrival. Ensure the property is accessible — you don't need to be present if it's already vacated and we have access arranged.
Treatment
Our technician completes a thorough flea and/or general pest treatment of the entire property — all rooms, carpets, skirting boards, and required external areas.
Certificate Issued
A compliant pest control certificate is issued same day. Forward it directly to your property manager or real estate agent to satisfy your lease obligation.
How to Prepare for Your Treatment
A little preparation ensures the treatment is fully effective and the certificate covers what your agent needs.
Vacuum All Carpets Thoroughly
Vacuum every carpeted area including under furniture and along skirting boards. This activates dormant flea pupae, making them vulnerable to treatment. Empty the vacuum bag outside immediately after.
Move Furniture Where Possible
Move lightweight furniture away from walls to allow full access to skirting board areas and floor edges. The more floor area we can treat, the more effective the flea treatment will be.
Remove All Pets from the Property
All pets must be removed before treatment begins and kept away until all treated surfaces are completely dry — typically 2–3 hours after the flea treatment is applied.
Clear Kitchen Bench & Cupboard Surfaces
Remove any remaining food items, dishes, and personal items from kitchen surfaces to allow thorough treatment of all kitchen areas as required by most lease agreements.
Provide Access if Vacated
If you've already moved out, arrange key access or meet us at the property. You don't need to be present for the entire treatment — just ensure we can enter and lock up securely.
